Pest Control at Del Webb at Lake Oconee

Del Webb at Lake Oconee is the gated 55-plus community in Greensboro, Greene County, with maintenance-free homes on smaller, tidier lots than the estate communities around the lake. Newer construction, lawn care handled by the association, and a large amenity campus make it a genuinely different property type from a wooded acreage parcel or a lakefront estate — and the pest picture follows.

Two things about Del Webb shape how we work here: the homes are new, and a lot of residents travel.

New Construction Is Not Pest-Free

It is a common assumption that a newer home has fewer pest problems. In some respects yes — tighter envelopes and modern flashing help. But new construction on a cleared site brings its own specific issues:

  • Termites, still. Cleared lots leave stumps, roots and buried construction debris in the soil, which is termite food already in place before the slab was poured. A newer house is not an exempt house, and slab construction means damage shows late.
  • Fire ants in new sod. Freshly laid, irrigated turf is close to ideal fire ant ground, and new neighborhoods reliably see heavy mound activity in the first several seasons.
  • Irrigated foundation plantings. Landscaping installed and irrigated right against the foundation keeps the sill line damp, which draws silverfish, earwigs, centipedes and millipedes toward the structure.
  • Settling and gaps. A house in its first years settles, and small separations open around garage door sweeps, plumbing penetrations, dryer vents and utility entries.

None of that is a defect. It is just what a new house on a cleared lot does for its first few years, and it is straightforward to stay ahead of.

Smaller Lots, Shared Boundaries

Homes sit closer together here than in the estate communities, which has a practical consequence: pest pressure does not respect lot lines. Fire ant colonies, rodents and roaches move between adjoining properties, and an untreated yard next door limits what treating yours alone will achieve. Community-wide landscaping and irrigation schedules also mean conditions tend to be uniform across a street rather than varying house to house.

It also means treatment has to be applied with the neighbors in mind, particularly for anything applied outdoors.

When You Are Away for Months

This is the big one here. A great many Del Webb residents travel for long stretches, and an empty house has nobody watching it.

Plumbing traps in guest bathrooms and unused fixtures evaporate, which opens a direct route from the sewer line for American and smokybrown roaches — the single most common cause of coming home to large roaches in a spotless house. Beyond that, nobody is present to find a wasp nest building under an eave, a mouse that came into the garage in October, a slow supply-line leak feeding carpenter ants, or spring termite swarmers on a windowsill.

Scheduled service is the practical answer, and it is worth telling us your travel pattern so visits land usefully. We can also work with a neighbor or an association contact for exterior access when you are away, which is often all that is needed.

Reduced-Risk Treatment Where It Matters

Grandchildren visiting, pets, vegetable beds and pollinator plantings are all common here, and they are good reasons to be specific about what gets applied and where. We run nature-friendly options where they fit and will tell you plainly where they are appropriate and where they are not. Being straightforward about that is more useful than a blanket claim either way.

For mosquitoes on a patio or screened porch, Thermacell Pro installation gives fixed coverage without repeated spraying, which suits a smaller lot well.

Recurring general pest control runs under the Priority Pest Management Plan. Alongside it we handle termite protection with Sentricon, mosquito control and Thermacell Pro systems, hornet and wasp extermination, carpenter bee extermination, a deer repellent program, and nature-friendly options where they suit a shoreline property.

Fire ants in shared green space? On smaller lots, mounds cross property lines. Owners can start with fire ant control for homes, and the association can look at our fire ant control for HOA common areas and amenity grounds.

Why We Are a Sensible Call Here

Our office is at 1023 Lake Oconee Parkway in Eatonton, on the Lake Oconee corridor. Del Webb at Lake Oconee is not an outlying part of our territory that somebody has to be talked into driving to — it is the corridor the company is built around, and lake property is the property type we know best.

Greensboro is everyday territory from our Eatonton office, and we already serve Greensboro, Madison and the wider Lake Oconee corridor.

We are licensed by the Georgia Department of Agriculture, family-owned and operated since 2014, and an authorized Sentricon and Thermacell Pro installer, so termite and outdoor mosquito work is handled directly rather than subcontracted. Service is available within 24 hours, and if pests return between scheduled visits, so do we, at no extra charge.
