Georgia is one of the worst termite states in the country. Warm ground, heavy clay that holds moisture, and eastern subterranean termites that stay active most of the year. Around Lake Oconee you get all that plus decks, docks, crawl spaces and wooden outbuildings sitting in damp soil.
Termites do not announce themselves. By the time most homeowners see mud tubes on a foundation wall or a soft spot in a floor joist, the colony has been feeding for a year or more. This plan is built so that never happens: Sentricon baiting stations around the structure, annual inspections, and the full Priority Pest Management Plan on top of it.
What is included
- Sentricon baiting system installed — Stations placed in the soil around the structure, where termites forage.
- Annual termite inspection — A trained set of eyes on the crawl space, foundation, sill plates and any wood in contact with soil.
- Everything in the Priority Plan — Six bi-monthly visits, exterior barrier, interior treatments as requested, 30+ pests.
- Ongoing monitoring — Stations are checked at service visits, not just once a year.
- Free re-treatment — Pest activity between visits is handled at no additional charge.
Why Sentricon instead of a liquid barrier
A liquid barrier is a chemical trench around the foundation. It can work, but it requires drilling through slabs and patios, it degrades over time, and it does nothing to the colony itself — it just keeps that colony on the other side of the line.
Sentricon works the opposite way. Termites find the bait, take it back, and it moves through the colony including the queen. The colony is eliminated rather than redirected. The stations are unobtrusive, no drilling through your patio is required, and they keep monitoring after the first colony is gone.
For a lake house that sits empty part of the year, this matters. A monitored system tells you something is happening. A liquid barrier applied four years ago tells you nothing.
What termite damage actually costs
Termite damage is not covered by standard homeowners insurance. That is the part most people find out at the worst possible moment. Repairs to sill plates, floor joists and subflooring routinely run into five figures, and structural work on a lake home with a finished basement runs higher.
At $59 a month, the plan costs less than a year of that repair bill over its entire life. That is the whole argument, and it is why most of our Lake Oconee customers are on this plan rather than the base one.
Signs worth calling about today
- Mud tubes — Pencil-width dirt tunnels on foundation walls, piers or crawl space joists.
- Swarmers — Winged insects around windows in spring, or piles of discarded wings on sills.
- Hollow-sounding wood — Trim, baseboards or joists that sound papery when tapped.
- Bubbling or uneven paint — Often mistaken for water damage.
- Sticking doors and windows — Frames shifting as wood is eaten from the inside.
Frequently Asked Questions
What does the termite plan cost?
$397 for the initial service, which includes installing the Sentricon system, then $59 a month. That includes the full Priority Pest Management Plan.
Do you use Sentricon or a liquid barrier?
Sentricon baiting. It eliminates the colony instead of just blocking it, and it does not require drilling through slabs or patios.
How often is my home inspected for termites?
A full termite inspection annually, plus station checks at your regular bi-monthly service visits.
I already have termites. Can you still help?
Yes. Sentricon works on an active infestation as well as a preventive one. Call (470) 474-2847 and we will get out to look.
Does homeowners insurance cover termite damage?
Almost never. Termite damage is treated as preventable maintenance, not sudden loss. That is why prevention is the whole strategy here.
My house sits empty part of the year. Is that a problem?
It is the reason to be on this plan. An unoccupied house is where termites go unnoticed longest. Monitored stations do not need you to be there.
